About our Management Services
Commercial and Management Agreements
This service is more commonly referred to as rent-to-rent. If you are a landlord with a Buy-to-Let or House of Multiple Occupation property and would like to benefit from long term, guaranteed rental income without the hassle of managing the property, then we can offer this service to you. With a legally binding contract, we can guarantee a fixed rental return each and every month whilst we manage and pay for everything including maintenance, refurbishment and monthly bills/overheads. We will fill the property with tenants, manage the day-to-day running of the house or HMO and also deal with any void periods which will not affect your income or our agreement.
Here at SJB Property Group we take all of the hardship of owning a BTL or HMO property away from you by taking all of the risk and managing EVERY aspect of owning an investment property. This is true passive income and the only work you have to do is log into your banking app each month to witness our agreed monthly amount landing in your account.

Yes. For qualifying properties we fund and manage minor and cosmetic refurbishment at no cost to you, in exchange for the long-term lease agreement.

Yes. We specialise in Houses in Multiple Occupation (HMO) management and hold all required compliance credentials including NRLA membership, PRS registration (PRS036923), ICO registration, DPS compliance, and UKALA Client Money Protection insurance

Our full management fee is 10% of monthly rent. Tenant-find only is 65% of the first month's rent. Full pricing is available on our Service & Fees page

Under our full management and guaranteed rent services, we handle all arrears management. Under the guaranteed rent scheme specifically, you receive your payment regardless — we absorb the risk.
